Subject: Unencumbered Funds
Im really confused about the unencumbered funds question. Please can someone clarify whether you can include the value of your property in this section if you own it. I understand that you have to show funds in your bank acount but surely any property owned by you is also an advantage.

Property cannot be shown as proof of funds for permanent resident application. Though, it can be used to show ties to your home country for the purpose of obtaining temporary resident visa.

hello sir/ma´am,
my cousin is inviting me to visit her in toronto canada, however my visa here in UAE is nanny and its not a high paying job.do you think i have poor chance that my application as a tourist visa in canada will be denied? what papers should support so i can visit my cousin at toronto with this kind of visa..and how much is the minimum bank account i should have.what else the supporting papers i can submit to the consul.thank you so much and hope to hear from you..

The answer is YES - your chance of securing a visa is slim. However, slim doesn´t mean NO chance. You just have to work a bit harder to put together your application package. The officer will look for signs to see if you are a genuine visitor by looking at your family composite; ties back home and in Canada; income and assets; intent of visit, invitation letter from cousin, what will you be doing here, how long will you be there, sample itinerary; 4. proof that you will go home, how .. maybe because you have a job or family there; travel history, exit / entry stamp on passport; host´s background and finances; ... just some of the areas to watch .... And remember, even if you can show the officer you have everything, the officer can still refuse you based on nothing more than his or personal instinct. Good luck.
