Subject: Movingng to Canada ...real estate advise
  Hi , we are planning to migrate to Canada by end of this year. We want to buy a suitable residential property ( detached ) having 3 bedrooms and 2 bathromms .

A gated community would be prefered for security reasons.

We are a family of three .... husband , wife and a 10 year old kid.

Would like to buy the property near school , bus stop , hospital , mall / shopping area / market , and of course walkable to the METRO , TTC.

Would also like to have garage for 2 cars and ample garden space.

Since we are a bit tight on our budegt , we don´t mind moving to any new upcoming suburb of GTA / Toronto which has good potential for future appreciation.

Would appreciate if you could help with your opinions .

Detached, three bedroom, two bathrooms, two car garage, ample garden space, and of course gated community.

Well this is what you can get for $400,000.00 http://www.realtor.ca/propertyDetails.aspx?propertyId=8565048
but not a gated community. You don´t need a gated community anywhere just outside of Toronto.

Tight budget and wishlist don´t fit on the same page and most gated communities have a 19 and over bylaw.

I was just promoting Ajax ON. with that house @ $400,000.00 that is ten times better then what that other house in Toronto sold for $750,000.00

Since Jasmine can afford two cars on a tight budget and there is Transit service to downtown Toronto in 40 minutes I saw Ajax as a viable alternative.

Any ways I would make 20X the income selling houses then doing Immigration Consulting and my membership dues would be considerably lower.

Too many people come to me after they screw up their applications instead of paying me first.

Gated community? Honostly Jasmine, this is one of the reasons for moving up north, where these sorts of fears aren´t necessary. Look at it as the entire country is now your gated community (more or less).

Just to point out that many people like gated neighborhoods for a variety of reasons, security being only one of them. Often they offer wonderful family friendly amenities such as playgrounds and pools as well as a tight knit community feel.

Crime is an issue everywhere and while no gate prevents auto theft, burglaries and the like, for many people there is a peace of mind when they live in a more private community.

they don´t build anything on the westcoast with a gate unless it is posh, adult only, with a security guard that lets people in. I know of 1.

Townhouse complexes are the closet you would get with private roads, and no trespassing signs but no gates or guard.

Apartment buildings have a locked front door... but again, unless it is a posh place - no human security and at that point there are no kids allowed.

Not hat anyone should think as I do, but I don´t understand the idea of having to "gate" oneself off from everyone else. 98% of us who are not gated manage to live peaceful and happy lives, without such fears. If potential break-in is an issue, work on simple and effective home security features and measures. But walling ourselves off from each other is just plain weird and elitist, to me at least.
