I was landed in 97. I was married to a Canadian and applied when living there. My marriage ended in in 2000 so I left Canada and came back to Australia. Fate has it that I´ve meet another Canadian and we are getting married. We have not yet decided if we will live in Australia or Canada. My question is this! As I was already a PR and lost it due to being away 5 years, Would that make my case to re-apply harder or easy? Would they think I just want PR as its the second time I have applied?

Yours´ is going to be a spousal sponsorship. If everything else adds up you are most likely going to get the PR. They may want to make sure that your marriage(s) have been and are genuine - which is a matter of routine in all case(s).
You may also consider applying independent class - if your points add up. Remember since the last time the points have been reduced.

Just don´t lie on the application, and you´ll be ok. Everything else seems to be somewhat accurate. Your status will be expired from being away 5 years, but an explanation on your returning resident visa application will give the visa officers the information they need.
