Subject: renting an apartment
  I´m hoping to land in Toronto later this summer. My question is this: will it be difficult to rent an apartment without having a job?

Some have told me that the SIN (Social Insurance Number) card is usually required by landlords to check your credit. But I read that the government discourages giving out this card except to employers (because of identify theft). But if it is expected to show the SIN card to a landlord, I´ll do it.

I can also bring a letter from my current U.S. landlord saying I´m a good tenant, and letters from my current employer in the US. Also, I am prepared to pay several months´ rent in advance, even though it is illegal for a landlord to require this of a tenant

But short of agreeing to pay several months´ rent in advance, how else can I establish trust and confidence with a landlord without having a job? Is it difficult to get an apartment without a job?

Thanks for the information . . . I´m not really interested in a temporary or furnished place. I´m wondering how difficult it will be to find a long-term rental without my having a job yet.

no! Don??t provide SIN, I never provided my SIN to any landlord since I lived in Canada for so long. What happened if your landlord can not safely protected your personal information, somebody use your SIN, address go to apply credit card or mortgage?

I never paid more than one month rent to landlord, they should not suppose to ask for that!!

Make sure you read thru contact before sign it, you must ask for written rental contract for your own benefit.

If you are willing to pay a few months rent ahead of time (like 3 to 4 months) I am quite sure you will find a flat very easily. I am buying a duplex in Maritime Canada within a month after I move there next week and hope I will find a nice tenant like you! I would love to see cash 3 months ahead and I wouldn´t give a damn about whether the person has job or not. Though I would watch closely if the dude is canadian, for you never know the druggies and such. It maybe smart not to give out any other important personal info. The fact that you are a new immigrant and are trying to start a career in itself should give confidence. On the other hand, a citizen without crap is suspect!

how about rent to some students. The great thing for purchasing properties right now is because of lower interest rate; we can use rent to pay off mortgage. Good luck~~~you know what? You are so smart to purchase property in Canada, immigrants from my country always wanna purchase fancy cars first, only property keeps your money. consider you gonna live in Canada for your rest of life
